Fire crews helped one man from the scene - but no one is thought to be hurt.
The road has been closed, and some nearby properties on Dudley Road have been evacuated.
A West Midlands Fire Service spokesperson said: "We currently have three fire and rescue crews in Napier Road, Wolverhampton, where part of a building has apparently collapsed.
"The road is closed and some nearby properties on Dudley Road have been evacuated as a precaution.
"One man has been helped from the scene by firefighters but, at this stage, is not thought to be hurt."

Fire service completes 'final sweep' of building
West Midlands Fire Service said crews have completed a full search of the building with specialist equipment, as well as a final sweep with a search and rescue dog, and no casualties were found.
It's believed the man who was helped from the scene refused medical attention.
The fire service said the incident had been left with West Midlands Police.
Birmingham Live has contacted the force for further comment.
Ambulance service issue statement
West Midlands Ambulance Service said it was called to the scene this morning.
It said: "We were called to reports of a fire at a property near to Dudley Road in Wolverhampton at 11.37am.
"We sent an ambulance, two paramedic officers and our Hazardous Area Response Team (HART) to the scene.
"On arrival, there were no patients found and we were stood down."
Police also assisting
West Midlands Police were also at the scene in Napier Road.
A force spokesperson said: "We’re assisting West Midlands Fire Service, who are the lead agency."
