I understand what you are saying. Maybe you should try to find a tiny piece of land in a safer area that's off the beaten path. A place you can take your family winter camping so to speak. I'm constantly looking and land lots and will grab something cheap as soon as I have cash in hand. There are land lots for 5k available but not in Boulder., maybe Black Hawk in the mountains, take a look around. It would be a good investment for safety.

From my understanding, we need to be in the foothills east of the continental divide which is the Denver, Boulder area or areas south of Denver. I had looked at something in Ft. Collins but I'm really not feeling that area. I'm now looking in Manitou Springs which is a little too close to CO Springs but I could buy a safe piece of land west of there. I'm hoping we don't get stuck in SC. I'm willing to walk away from my home if I feel the NEED to get out of here before the Mississippi river goes chaotic. I don't want to get stuck on the east coast or I'll have to push up to Maine, where they'll be 400' of mountain building (way too scary for my kids)
